A newer kind of Brevard house
Most of what we work on elsewhere in the county sat through decades of Florida weather before it ever cracked. Viera is a different story. The land was a Duda family cattle ranch and sod operation going back to the 1940s, and it stayed agricultural until the family's development arm, the Viera Company, broke ground on a planned town in August 1989 — the name is the Slovak word for faith, chosen for Andrew Duda, who came to this country in 1912. Roughly 14,500 acres of that old ranch have since turned into subdivisions, a hospital corridor, ballfields, and Brevard County's own government complex on Judge Fran Jamieson Way.
Because it's unincorporated, the Census Bureau splits it into two places straddling I-95: Viera East and Viera West, both still adding rooftops every year. That means a lot of the stucco out here went up under the modern statewide building code that took effect in March 2002, on concrete block built to current wind standards — not the older mix of block, tile, and frame construction found closer to the coast. What fails first in a subdivision like Addison Village or Bridgewater at Viera usually isn't age. It's a house settling into new fill dirt, a control joint that was never sealed right, or a stucco return around a lanai screen enclosure that got tied in loosely by the original crew.

- My house is barely ten years old. Why is it already cracking?
