The city exists because it did not want to be Melbourne. It was created in 1959 to keep the area from being annexed and taxed by the city next door, and for a long stretch afterward it stayed tiny — the 1970 census counted 3,050 people living here. The 2020 count was 25,924 — up 86.8% on 2010 alone, and no other municipality in Brevard County has grown by a larger percentage since 2000.

That growth is written straight into the walls. In the 32904 ZIP the single biggest block of housing went up between 2000 and 2009 — more than 4,500 units — another 3,000 or so through the 2010s, and close to 2,000 more since 2020. Subdivisions here were still filling in five years ago: the homes in Sawgrass Lakes went up between 2016 and 2020. So a typical West Melbourne wall isn't a fifty-year-old coat worn thin by the sun.
